Dunes POA Owners,
  
  As many of you are already aware, Signature Properties, the developer 
  of the Dunes, turned over the ownership, management, and operation of 
  the Dunes POA to its' owners on April 30, 2010. The turnover was 
  immediately followed by an organizational meeting of the new Dunes POA 
  Board of Directors. The directors and officers of this new Board are:
  - Seagrove: Frank Sklarski
  - Building 1: Alan Murray, Board Vice-President
  - Building 2: Paul Wood, Board Treasurer
  - Building 3: John Thyen, Board Secretary
  - Building 4: George Lepnew
  - Building 5: Joe Tull, Board President
  - Building 6: Tony Toepfer
  - Building 7: Keith Sharpe
  
  The Board had its' first meeting on Monday, March 3, 2010, actually 
  two successive meetings. The first was a Membership Meeting used to 
  amend governing documents, change reserve accounts, and approve other 
  specific changes, where each Board Member votes the number of units in 
  their Association. The second was a regular Board Meeting where all 
  other issues are discussed and decided upon and each Board Member has 
  one vote.
  
  At the Membership Meeting, the Board approved the following:
  - An amendment to allow for the suspension of the common area use 
  rights of an owner for the non-payment of their assessments.
  - An amendment to establish a method to break tie votes at Board 
  Meetings.
  - Authorization to borrow from reserves for cash flow purposes, with 
  any borrowed funds to be repaid by the end of the fiscal year.
  - A change from the current straight-line method of reserve funding to 
  the pooling method.
  
  At the Board Meeting that immediately followed the Board:
  - Reviewed and discussed recommendations from the Restaurant Finance 
  Committee, the Restaurant Advisory Committee, and the River Group. The 
  River Group is the current restaurant management company for the 
  Plantation Club.
  - Agreed to request more details on the River Group's recommendations 
  and to continue the current management agreement on a month-to-month 
  basis.
  - Selected a Negotiation Team to work with the developer on the 
  remaining unresolved turnover issues.
